Situation

Burlington is a new-generation retirement living village based in Redwood, Christchurch. This unique and architecturally designed complex feels like an upmarket subdivision and accommodates all retirement-level needs from independent living to the higher care-level living. This modern facility provides care to 80 beds across the Care Center and Dementia unit and requires reliable, consistent, comfortable, and radiant warmth for residents. With a focus on lifestyle and comfort for the residents, this retirement village has several common areas that required the same high-quality heating solution.

Mechanical Contractor: Degree Air Conditioning and Electrical Services

Approach

Like other retirement villages, hydronic-based systems have been favourable due to their ability to heat and cool while often being cheaper to install. Degree Air Conditioning and Electrical Services specified underfloor heating in the common areas and ensuites of the Care Facility, Dementia unit, and into the lodge. Central Heating New Zealand assisted by providing high-level and detailed designs and supplying a high-performance and quality solution. Our bespoke designed system consisted of 16,000m European-made Multitubo PE-RT underfloor pipe, 23 full zone FAR commercial manifolds, 185 FAR electronic underfloor actuators, and various other plant equipment including Fiorini buffer tanks, expansion vessels, pumps, and more.

Outcome

Burlington strives to provide their residents with the highest level of care and comfort through all stages of living. This tailored hydronic underfloor heating solution ensures that floors are warmed providing constant and consistent heat throughout the facility. Another key benefit of underfloor heating, (specifically in the ensuites) is that the floors are quick drying, ensuring a safe non-slip, warm environment for the residents. Those who are more fragile and vulnerable to the cold can feel radiantly warmed from the feet upwards which is the most desired form of heating the human body. The success of this project has spawned several hydronic-based heating solutions from Central Heating New Zealand in other retirement villages. Multitubo PE-RT pipe is BRANZ appraised and has a life expectancy of 50 years ensuring it is fit for purpose for the lifetime of the building.
